What is your investment property's expected ROI?
Are you confident about the financial decision you are making?
Investment analysis reports for property investors
Realtors entice prospective home owners into buying their dream home and new investors into buying income properties. Affordability and financing are the key criteria considered by most. After that the search begins with the realtor.
Buying an investment property is very different from buying your own home. Instead of emotional buying you’re trying to maximize on your financial returns. Property investors need to do a daunting amount of research and analysis before they can make the right decision - - to buy or not to buy.
We’re faced with an endless number of questions and concerns like:
- What is the expected ROI on the property? Is it better than my past average stock returns?
- Is it better to put down more and by how much?
- Is it better to have a mortgage for a shorter amount of time and by how much?
- What about all the hidden costs of rental properties?
- How much will I have to dish out in expenses every month to hold on to the property?
- How much income will I get in return every month?
- How long do I have to hold on to the property to make money?
- What will the return be with a multi-unit home?
- Is it worth renting out part of my property - a basement or part of a duplex / triplex?
- Will high HOA / condo fees ruin my investment returns?
- Will it still be a good investment if I have a low occupancy rate, if I have a bad tenant, if the appliances break down or the floors get damaged?
- What about taxes?
I help my clients address these types of questions and concerns by doing the financial analysis for them.

How does this work?
I work completely independently. I am fee based meaning I do not get any commission when you purchase real estate although I welcome referrals from brokers when their clients need support they do not provide. I'm not a realtor or a financial investment advisor. I'm an engineer with personal experience in real estate investing and I love building financial models and helping my clients make the right decisions.
Simply, I ask you a number of questions over email/phone, together we make some assumptions, I use this info to calculate expected returns, and then I provide you with a summary of the financial results. My fees are fixed and I offer a number of packages depending on how many scenarios you want to consider. I do not have a crystal ball to accurately determine what a property's return will be, but I help my clients consider factors they may not have before and to calculate the actual impact on investment value.
